Pre-Purchase Technical Audit
Independent Buyer-Side Due Diligence in France
Buying property in France involves more than price negotiation and legal formalities. Before committing, it is essential to understand the actual technical condition of the building and the future costs or risks that may not be visible during a standard visit.
Mandatory diagnostics are legally required, but they are standardized documents. They are not designed to protect the buyer or to provide clear guidance on whether a property is technically aligned with your project.
France Property Advisory provides an independent pre-purchase building technical audit, carried out exclusively in the buyer’s interest, to support informed decision-making before signing.
Scope of the technical audit
The audit consists of an on-site technical review focusing on the overall condition of the building. This includes visible structural elements, signs of moisture or degradation, apparent condition of electrical and plumbing installations, heating and ventilation systems, and general construction quality.
We then assess the identified elements in terms of technical risk and financial impact. Issues are classified by priority, distinguishing between immediate concerns, medium-term works, and optional improvements. Where relevant, we provide order-of-magnitude cost ranges to help you plan realistically.
Finally, we translate technical findings into practical guidance, identifying potential negotiation leverage and clarifying which points should be addressed or confirmed before signing.
Who this service is designed for
This service is particularly suited to international buyers, investors purchasing remotely, and clients unfamiliar with French construction standards. It is also strongly recommended for older buildings, renovation projects, or properties where technical uncertainty could materially impact the budget or long-term value.
Deliverables
Following the visit, you receive a clear written report written in plain language. The report summarizes the technical findings, highlights key risks, and provides structured guidance to support your purchase decision, negotiations, or next steps.
Pricing
Pricing is fixed and depends on the type and complexity of the property. For apartments, fees typically range from €600 to €900. For houses, pricing generally ranges from €900 to €1,500. More complex or older properties are reviewed on a case-by-case basis.
There is no hourly billing.
